The Company

Is it possible for a developer to be service focused? Is it realistic to think that a developer can look well past the bottom line? To develop by design and not just the balance sheet? At Brown Hill, possibility becomes reality as we seek to redefine real estate development.

Brown Hill is an entrepreneurial, creative and design-driven development firm, driving financially successful residential and commercial developments in the Metropolitan New York and Philadelphia regions.

Brown Hill is not about business as usual. We are about Relationships… with the community, with our design and financial partners, with our clients and tenants. We are about Context… creating projects that are appropriate, responsible and help shape their neighborhoods. We are about Performance… consistently building projects that deliver financial success. We are about Details, Collaboration, Innovation, Credibility and Style.

We seize the opportunity to differentiate our products by creating buildings of independent spirit that function as well as they are designed, appointed and built.

We continue to accomplish our goals by putting our unique business philosophy into practice. At Brown Hill, we differentiate ourselves by these underlying business principles:

  • Focus on originality and creativity
  • Willingness to take well-calculated risks
  • Ability to deliver what we promise
  • Commitment to lead and not follow
  • Passion for cultivating relationships
  • Attention to both form and function
  • Financial savvy
  • Technical expertise
  • Commitment to lasting quality

Brown Hill Development's success is a direct result of the technical and financial expertise, passion and commitment of the organization's founders and leaders. Jeff Brown and Greg Hill first established the company as a natural evolution of their highly service-oriented construction management firm, Jeffrey M. Brown Associates. Capitalizing on their commitment to providing unparalleled service and cultivating lasting relationships, Jeff and Greg applied those same ideals to Brown Hill. They have assembled some of the industry's top professionals to enhance the capabilities of Brown Hill Development. We distinguish ourselves by our passion for real estate and architecture and by developing buildings that enhance their environments and inspire their inhabitants. At the same time, we have established ourselves prominently in the industry by delivering projects that consistently provide a strong return on investment.

Our formula is a simple one: a great plan, backed by visionary, talented and hardworking leaders, equals distinct, financially sound and successful projects. In other words, it is our people and our projects that truly set us apart.

In everything we do, we set out to differentiate ourselves from the competition. This is evident in the distinct and one-of-a-kind nature of our residential developments, in our solid and long-term relationships with clients, financial partners, and design consultants, and in our passion for a job well done. It is evident in our design-driven development philosophy. It is exemplified by how we intricately blend nature’s five elements into our design. It is evident in the level of our finishes and products used in our developments. It is clear in our attention to detail and quality control.

Repairing the facade consisted of restoring copper panels under each window and replacing terra cotta accents all over the building¹s exterior. The conversion was completed in just 41 weeks.

The 8.5 acre site required extensive rock removal and over a mile of underground storm water retention piping.

Adams Run Plaza, Philadelphia, PA

Genuardi's, Springfield, PA

The 18-acre site for Genuardi's supermarket and the retail stores at Springhouse Village Center required the demolition of an existing building and removal of 60,000 cubic yards of earth and rock. Additionally, a high pressure Transcontinental Gas pipeline running through the property posed significant challenges. Extensive off-site improvements included additional traffic signals and the widening of the southbound portion of Bethlehem Pike to provide deceleration lanes.

The shopping center includes 20,000 square feet of retail stores and 62,000 square foot Genuardi's supermarket. The aesthetics of the Genuardi's facade was designed to compliment the architecture of the historic Springfield Township Building.
